The proposed Northern Quadrant benefits from Outline Planning consent for up to 2,000 homes (TP ref: 12/02571/OT). The subject site benefits from a Committee Resolution to grant Reserved Matters planning consent for 231 units pursuant to the Outline Planning Permission following the Planning Committee Meeting on March 27th 2025 (TP ref: 23/04319/RM). Please note the Reserved Matters planning permission also includes the adjacent Phase 1B, extending to 126 units and being delivered by Evans Homes. Our clients are currently moving matters forward to secure the granting of the Reserved Matters and subsequent Decision Notice. In addition to the Sec. 106 provisions included in the Outline planning permission, 15% of the total number of units are required as affordable housing, CIL equating to £/ m and a per unit Roof Tax are required as part of the planning consent. Offers are to be submitted in writing at our Harrogate office by 12.00 noon on Wednesday 2nd July 2025 (emailed versions will be accepted provided a hard copy follows).
